  • How is a cash offer calculated?

    A buyer looks at recent nearby sales, the condition of the house, likely repair costs, and the cost and risk of owning and reselling it. If you receive an offer, ask how the buyer reached the number and whether anything could change it.

  • Will I get less than if I listed with an agent?

    Probably. A direct cash offer is often lower than what a prepared home could bring on the open market. In return, you may avoid repairs, public showings, financing delays, and a listing-agent commission. Compare the likely amount you would receive from each option before deciding.

  • How quickly can a cash sale close?

    A cash purchase can avoid buyer-financing delays, but title work, attorney review, mortgage payoffs, liens, probate, local requirements, and the signed agreement still affect the date. Tell us about any deadline early and ask for the proposed closing date in writing.

  • Are there any fees or commissions?

    A direct purchase usually does not include a listing-agent commission unless you have a separate brokerage agreement. Mortgage payoffs, taxes, liens, attorney fees, title charges, and other costs may still come out of the sale proceeds. Review the agreement and settlement statement so you know what you will receive.

  • Do I have to clean the house out?

    Not before we take a look. Show the house as it stands and point out anything you hope to leave. Make sure the purchase agreement says which items can stay before you move out.

  • Who actually shows up at the house?

    Todd is the main point of contact for As-Is House Buyers, but he may not attend every property visit. We will tell you who is coming before the appointment. If a buyer makes an offer, the agreement will name the buyer and explain whether the contract can be assigned.

  • What if my house needs repairs?

    You do not need to make repairs before we take a look. Tell us about the problems you know about and provide safe access where you can. The buyer will account for the work in the offer, and the agreement should say whether you must do anything before closing.

  • Is this legitimate?

    Ask for the offer in writing and make sure it names the buyer, explains whether the contract can be assigned, and lists the price, conditions, costs, and closing date. A reputable title company should be involved, and you are free to have your own attorney review the agreement.

  • Who is Todd?

    Todd is the main point of contact at As-Is House Buyers. He keeps the first conversation focused on the house, its condition, and what you need from the sale. We also work with a small network of local buyers and closing professionals.

  • Which areas does the service cover?

    We serve Elgin and nearby communities across McHenry, Lake, Kane, DuPage, and northern Cook counties. Our service area is focused on the north, northwest, and western suburbs rather than properties within Chicago city limits.

  • Do you actually close, or are you a referral service?

    We are not a single house buyer. We work with a small network of local buyers and closing professionals. The buyer who makes an offer will be named in the agreement, along with the price, conditions, proposed closing date, and whether the contract can be assigned.

  • What does 'contents included' really mean?

    Show us what you hope to leave. If the buyer agrees, the purchase agreement should identify the furniture, appliances, boxes, or other contents that may stay. Remove photos, jewelry, medication, records, and anything else you want to keep before closing.

  • What does the first phone call look like?

    We will ask for the address, the general condition of the house, your timeline, and what is prompting the sale. If the house may be a fit for one of our buyers, we will explain what is needed next.
