Relocation
Plan the house sale around the move.
Tell us the date you are working toward. The buyer, title work, required signatures, and written agreement determine the final closing date.
A move has its own calendar. A new job, lease, or school transfer can all depend on a closing date, so build around a written target and keep a buffer until the closing conditions are clear.
Share the move date early. If a buyer makes an offer, the proposed closing date should be in writing. Keep some room in the plan for title work, signatures, possession, and unexpected delays.

What we do
Name the target day
Tell us the target date at the first conversation. A buyer can consider it but cannot confirm the date until the house, title, required signatures, and closing schedule are checked. The proposed date and any conditions should be in writing.
A direct sale may reduce overlap, but no buyer can guarantee there will be none. Keep a practical buffer for title issues, signing availability, and changes outside either party's control.
Ask about post-closing occupancy early
A short post-closing occupancy agreement may be possible in some transactions. It is case-by-case and needs written terms covering timing, insurance, possession, and title-company requirements.
Read the conditions in the offer
A direct cash offer can avoid a buyer financing or appraisal contingency. The signed contract still controls, including any title, access, inspection, or other written condition. Read those terms before planning the move around them.
Common questions
Common questions about the sale.
Can a cash sale close by a specific date?
Share the target date in the first conversation. A buyer can consider it, but the date is not final until the house, title, signatures, and closing schedule are checked and both sides sign the agreement.
What happens if my new employer's relocation timeline changes?
Call as soon as it changes. Moving a signed close date requires written agreement and may depend on title and closing availability. Ask; do not assume the date can move.
How do I avoid paying two mortgages for three months?
Start early and give us the target date. A direct sale may reduce overlap, but no buyer should promise zero overlap before title and the contract are confirmed. Keep a buffer in your moving plan.
What about my corporate relocation package — does this conflict with it?
It might. Corporate relocation programs have their own buyer, appraisal, documentation, and approval rules. Have your relocation coordinator approve the direct-sale path before relying on it.
Can I do everything remotely once I move?
Possibly. Ask the title company what can be signed remotely and whether any identity check or local step must happen in person. Confirm the access and signing plan before you move.
I'm in the military. Can you handle PCS timing?
Share the report date so a buyer can consider it, but do not rely on a closing promise before the title, access, signatures, and contract terms are checked. Ask your legal-assistance office or attorney about military protections and SCRA rights.
What if I need to move in 3 weeks? Possible?
Possibly, but it is tight and not something we can promise before title, access, signing parties, and the property are reviewed. Start today.
Can we close with a fixed close date in the contract, not a deadline range?
If the transaction can support it, the contract can name a specific target date. Read any written conditions or extension rights with your attorney before treating the date as unconditional.
Do I have to empty the house before closing?
Only leave items that the signed purchase agreement expressly includes. Remove valuables, records, medication, and anything you want to keep. The written terms should state who handles the remaining contents and any related cost or credit.
Can I stay in the house for a short time after closing?
Maybe. Post-closing occupancy is case-by-case and needs a written agreement covering the end date, possession, insurance, utilities, and any title-company requirements.
